The City Council of Lewes passed a new ordinance on October 10, 2022 that goes into effect January 1, 2023. A copy of the approved ordinance can be found here. The rental licensing ordinance creates a new licensing program that differentiates between short-term and long-term rentals and protects the quality of life for residents and visitors alike. This ordinance also establishes standards for short-term and long-term rentals and identifies violation penalties.

Highlights of the rental licensing ordinance include:
  1. Confirm compliance with building, health, fire, and safety standards,
  2. Identification of a local contact who can be reached by City personnel 24 hours a day and who is able to physically respond to the rental property within two (2) hours requested by the City,
  3. Establishment of maximum occupancy limits of a rental dwelling,
  4. Assurance that tenants are informed of city regulation, evacuation routes, and,
  5. Verification that the rental meets the requirements of the zone in which the rental dwelling is located.
