The City Council of Lewes passed a new ordinance on October 10, 2022 that goes into effect January 1, 2023. A copy of the approved ordinance can be found here. The rental licensing ordinance creates a new licensing program that differentiates between short-term and long-term rentals and protects the quality of life for residents and visitors alike. This ordinance also establishes standards for short-term and long-term rentals and identifies violation penalties.
Highlights of the rental licensing ordinance include:
Confirm compliance with building, health, fire, and safety standards,
Identification of a local contact who can be reached by City personnel 24 hours a day and who is able to physically respond to the rental property within two (2) hours requested by the City,
Establishment of maximum occupancy limits of a rental dwelling,
Assurance that tenants are informed of city regulation, evacuation routes, and,
Verification that the rental meets the requirements of the zone in which the rental dwelling is located.
